ROLE OF VICE PRESIDENT, REAL ESTATE TRANSACTIONS: This role combines team leadership, strategic planning, relationship management, project management, negotiations, and financial administration. You must be committed to our organizational mission and demonstrate proven success in building and running a fast-moving real estate organization delivering a large volume of simultaneous, complex projects on demanding timeframes. This role is based in Seattle and will include some travel., * Develop strategy and lead delivery of a rolling 3-year real estate plan that achieves Forterra's mission and strategic plan. Create a department business plan to articulate a financially sustainable strategy that matches resources to strategic plan. Monitor and adapt real estate strategy and business plan to account for the organization's operational environment, anticipated funding, financing, and market trends at both a project and portfolio scale. * Develop and manage processes and tools to insure the entire cycle of department functions is completed consistently and predictably, while managing a high volume project flow and robust project pipeline. This includes maintaining all LTA accreditation standards; achieving audit and controls compliance in cooperation with the Finance and Operations Department; updating and meeting all organizational management protocols and board approval processes and standards. * Lead department's approach to project selection, property due diligence, real estate negotiations, disposition and stewardship strategies, and cost-coverage agreements. * Manage and mentor a top-performing team resourced to deliver each step in the real estate process. Providing formal direction and supervision to employees within department. * Manage real estate work planning, budget development, monitoring, and reporting to ensure delivery of strategic plan and annual work plan according to a business strategy that meets department budgetary commitments. * Provide leadership and liaison to steward and expand key relationships with funding and client agencies, landowners and real estate/development professionals, partner and community-based nonprofits, other organizations overlapping with Forterra's operational sector. * Responsible for resourcing and staffing Executive Team in administration of Forterra Enterprises Board and Forterra Strong Communities Fund Board.* 10+ years in real estate planning, financial analysis, project management, and negotiations. BA or equivalent. Experience should demonstrate: * Superior negotiation and contract management skills. * Track record for crafting effective real estate solutions in alignment with mission objectives, including parameters for project selection, ownership structure, financial commitment, exit strategies and operating expense budgets all of which influence the scope, timing and cost of strategic business decisions. * Facility with financial modeling and forecasting, including evaluation of discounted cash flows and real estate market data. * Proven ability to influence and lead externally and internally. Experience should demonstrate: * Ability to work both independently and collaboratively within a team, across teams, and with leadership, as circumstances require. * Effective management of cross-organizational and cross-functional teams, at all organizational levels. * Willingness to work collaboratively with partners, clients, landowners, and communities to overcome obstacles and deliver results. * Demonstrated effectiveness in group and written communications; presentation, analytical, and problem-solving skills.
