Pillar Communities is looking for a Community Manager to work in one of our upscale apartment home communities. The Community Manager is fully responsible for maximizing the long:term operating performance of the property, effective personnel management and development, the physical condition of the property, and operating procedures. The Manager must also have a thorough understanding of the competitive market and high standards for customer service. These responsibilities are essential to the successful management of the property. This is a demanding position, and requires a high level of customer service and professionalism.

Recruit and retain a team of sales, service:oriented, business:minded property management professionals consistent with Pillars standards of being the best in the industry
Train and develop a team of on:site employees so that as a company we can promote from within
Support and develop the Assistant Manager and Maintenance Supervisor in their role of managing personnel at the site level and developing a thorough understanding of the business
Ensure all employees know and live by Pillar Communities philosophy: To treat co:workers and customers with respect while delivering the highest level of customer service
Develop and perform strong marketing and customer service skills at the property level, thus increasing overall resident retention and reducing turnover
Anticipate changes in the market and make appropriate strategic adjustments.
Review closing ratios, lease expiration goals, occupancy trends, exposure and reasons for residents vacating weekly.
Maintain a thorough understanding of the Propertys competitive environment in a submarket and adjust operating strategy accordingly.
Conduct physical inspections of all areas of the property in order to evaluate the condition relative to health, safety, risk management, asset preservation and company standards
Recommend capital improvements relative to these areas
Ensure that all property employees are focused on the current status of the property against budget while centering attention on the current four:week trend
Conduct regular audits to ensure that all office and maintenance procedures are adhered to, including audits of lease and office files, revenue collection procedures, money management and expense control, customer service programs, service requests systems, various local, state, and federal government regulations, make ready standards and preventive maintenance programs
Ensure timely and accurate preparation of various weekly, monthly, quarterly and annual reporting
Under the guidance of the VP, develop an operating budget for the property incorporating input from the Maintenance Supervisor
Submit operating budget for review and approval by the President
Warmly greet prospective residents, determine needs and preferences, professionally present community and specific apartments while providing features and benefits
Attend to resident issues and communications
Maintain awareness of local market conditions and trends

Skills/ Requirements
In order to qualify for this position, you must possess the following:
Exceptional customer service/leasing skills REQUIRED
A minimum of 1 year experience as an Assistant Property Manager at an apartment community is REQUIRED
Must be reliable and able to take charge in absence of manager
Must have friendly outgoing personality
Bookkeeping experience preferred
Yardi experience a plus
Must be able to work at a fast pace, perform duties while under pressure, and meet deadlines in a timely manner to
interact/communicate with other associates, residents, visi
